“Me? I’m giving away free money…”

Do you like money? Do you like money you get for free? Do you plan to build a new home? Congratulations! You could get free money from me!

What’s the catch you ask? It’s not a catch but there is a process that needs to happen or I can’t give you money. First lets understand the basics of a new build.

When you buy a newly built home, the new home sales agent represents both you and the builder. The builder however, writes their paychecks. They represent you on paper but they really represent the builder. There is nothing wrong with that but it is a fact you should understand.

How do I give YOU FREE MONEY?

Despite what the below picture suggests, this is not a joke.  All you have to do is allow me to accompany you to the new home sales office and register you as my client. Thats all.

Why should you do that?

Uhhh, do we need to go over the free money part again?

Whatever, as mentioned before, you are being represented by the new home sales agent who works for the builder. Thats like hiring the defense attorney who is prosecuting you. Why would you do that? Why wouldn’t you want someone who is only in your corner (and giving you free money #logic)?

An agent who knows the process and is familiar with how new builds operate can interpret what the new home sales agent is saying and help guide you in the right direction while avoiding massive pitfalls.

For example, you see a sign that says, “starting from the low 300’s”. You look to your sweetie and say, “Look honey! We wanted to spend $325,000! Let’s look at that one!” The problem is, “starting from” is never where the price ends. So you are already setting yourself up for disappointment which your agent (thats me!) can help you avoid. An experienced agent understands that you will likely spend an additional 15-30% of the purchase price on upgrades in the home. You need someone who can help defend your wallet (from yourself in most cases) and make smart decisions!

Now the part we have all been waiting for…

If you let me represent you in the purchase of a new build, I’ll give you $3000 AT CLOSING to use toward your home. You can use that money to reduce closing costs, take money off the top or toward upgrades.

If you are buying a home with a starting price of greater than $600,000 I will give you $5000 at closing!

Why would I do this? Because there is a lot of work that I DON’T have to do as your agent. I don’t have to schedule inspections, appraisals, I don’t have to negotiate a dishwasher that rubs on the countertop and a carpet cleaning to get the cat pee out. In short, I don’t have to do the stuff that bogs me down. I get to do the fun stuff like making you incredibly happy and advising you on the best features to put into your home.

So let’s be happy together. I want to give you money, you want to receive money. You want to buy a new home. I want to help you buy a new home. This just makes too much sense! Call or email me and lets find you an awesome new build!
